ADU construction plans comparing modular and stick-built accessory dwelling units

Modular ADU vs. Stick-Built ADU: What’s the Difference?

September 07, 20267 min read

If you are comparing ADU quotes, you have probably seen the term modular ADU alongside custom-build options and wondered what actually separates the two.

A modular ADU is built in large factory-made sections, transported to the property, and assembled on a prepared foundation. Contemporary Tiny Homes takes the opposite approach. Every ADU we build is 100% stick-built, on-site, from the ground up using conventional wood-framed construction.

Both approaches can create an accessory dwelling unit, but the design process, construction method, delivery, and level of flexibility are different. Understanding those differences can help you determine which approach better fits your land, priorities, and plans.

How a Modular ADU Actually Gets Built

A modular ADU is primarily constructed away from the homeowner's property.

Typically, about 80 to 90 percent of the unit is completed in a climate-controlled factory. The structure is built in one or more large sections while the property is prepared for delivery.

Once the site and foundation are ready, those sections are transported by truck to the property and lifted into place. The sections are then connected and the remaining on-site work is completed.

There are real advantages to this process.

Because much of the construction happens indoors, weather is less likely to delay the factory portion of the build. Manufacturing in a consistent environment can also make quality-control procedures more repeatable during production.

These advantages are part of the reason homeowners researching prefab ADU homes or ADU prefab homes may consider modular construction.

There are also tradeoffs.

A modular section has to be transported legally on public roads. Width and height restrictions can therefore influence the dimensions of each section and, in turn, the floor plan and overall design.

This does not mean ADU modular homes cannot be attractive or functional. It means their design process needs to account for how the structure will be manufactured, transported, delivered, and assembled.

For homeowners with straightforward sites who prioritize speed and price predictability, a modular ADU can be a strong option. For homeowners who want greater design flexibility or a layout developed specifically around their property, an on-site stick-built approach may be more appropriate.

How Our ADU Builds Work

Contemporary Tiny Homes does not build off-site, pre-fab, or modular homes.

Every ADU we build is 100% stick-built on the customer's property using conventional wood-framed construction, the same general building method used for a traditional home.

There is no factory stage. There are no completed building sections trucked to the site and craned into place.

Instead, the ADU is built on the customer's property from the foundation up.

Because of that process, the customer must already own the land before we can begin.

We do not maintain an inventory of pre-built ADUs, and we do not sell finished homes from a lot. Every project starts with an actual property that the homeowner already owns.

That is an important distinction if you are deciding between a pre fab ADU and a Contemporary Tiny Homes build.

Our process starts with your land and the way you want the finished ADU to work on that property.

Homeowners can choose from standard models with transparent starting prices or pursue a fully custom design.

Our most popular standard plan is the 1-613, a one-bedroom ADU with 613 square feet of living space.

For homeowners who want a layout built around their own priorities, Contemporary Tiny Homes also has a full-time in-house architect who can develop a fully custom design.

Our Design Package is $1,460, and the full amount is credited back toward the cost of the ADU once construction begins.

That gives homeowners two clear options: begin with a standard model and transparent starting price, or create a custom design around their land, lifestyle, and intended use.

The biggest difference is not simply where the walls are framed.

It is how the construction method affects the overall project.

A modular ADU is largely produced before it arrives at the property. Its sections must be manufactured, transported, and positioned successfully on the site.

A Contemporary Tiny Homes ADU is built where it will permanently stand.

Because there are no factory-built modules that need to travel by road, our standard and custom designs are not shaped by the transportation dimensions that can influence modular construction.

For homeowners who already know exactly how they want the space to function, that flexibility can be significant.

Which One Is Right for You?

There is no reason to pretend one construction method is automatically right for every homeowner.

A modular ADU can be a strong option if you have a straightforward site and value speed and price predictability from a more standardized factory-based process.

A Contemporary Tiny Homes stick-built ADU may be a better fit if you want a conventionally framed home constructed directly on your property.

It can also make sense if you want the choice between a standard model with a transparent starting price and a completely custom floor plan developed with an in-house architect.

Your land should be part of the decision.

The configuration of the property, the location of the proposed ADU, your preferred layout, and the way you expect to use the home all influence which approach deserves consideration.

If you already own property and are unsure whether a standard or custom stick-built ADU fits your goals, the best next step is to discuss the actual lot rather than choosing based only on a brochure or floor plan.
